Project Description
The building owner decided to go with our complete restoration vs. tearing off the roof due to many factors. One of which was cost!
The owner was able to save a substantial amount of money with a restoration as opposed to a complete tear off of the existing roof system. The contractor recommended Tropical due to the added value TRP not only offer to the installer, but also to the Owner. Silicone was ideal for this low slope roof due to the fact it is much better at handling any ponding water that may occur vs. acrylic which is better for a roof that has a slope that prohibits standing water.
The EPDM membrane was extremely dirty after all of the years being subject to coastal conditions. The contractor took the time to follow our recommendation to clean the EPDM substrate thoroughly two (2) times.

20 Sq Squares, the EPDM substrate was approximately twenty (20) years old and needed Restoration.

Leaks were starting to appear, and the EPDM membrane was starting to show deterioration due to its age.

The roof has now been completed and all leaks have been eliminated. With the dry mil finish of .38 required for a twenty (20) year roof system, the building owner now has a new monolithic roof system (seamless) that they can depend upon for many years to come. Spann Roofing was extremely satisfied with the ease of application and the finished product. Both the building owner and the Contractor were also very pleased that there was very little clean up and exposure as opposed to what the situation would have been with a complete roof tear off job.
